The Tower
Blackstilt Studio carried out the design of a multi-apartment residential complex for Werner Sobek. The concept was developed by Ostozhenka Architectural Bureau LLC. Our scope of work included construction documentation.
A New Architectural Landmark in the Heart of the City
The complex consists of two towers (four sections).
Sections 1-2-3 are located along a busy street. Despite its massive scale, the building’s stepped silhouette offers a graceful transition from its monumental presence to a human-friendly scale.
Section 4 is situated deeper within the site. This layout creates a courtyard space with a private area adjacent to a developing public linear park. Apartments and common areas on the ground floor are adjoined by private gardens.Children’s playgrounds for various age groups, a sports area, shaded canopies, and pavilions for relaxation complete the outdoor amenities.
All landscaping is designed with fire access routes in mind.
The main entrance to the courtyard is framed by an arch measuring 6 by 8 meters. Opposite the arch, there is a designated taxi drop-off area. In everyday life, the courtyard follows the concept of a “car-free yard.”
The complex offers a wide variety of apartment layouts—from one- to five-room units, with the majority being two- and three-room apartments. Each apartment has its own loggia or private terrace. In addition to residential loggias, the buildings are equipped with technical loggias for air conditioning units.
The first two floors are occupied by retail spaces with separate entrances. Visitor parking is provided, with service access through a dedicated technical driveway.
The underground levels of the complex are reserved for parking, storage rooms, and technical facilities. A regulatory evacuation exit to the embankment is also used as an everyday bike path leading to the park.
This residential complex combines modernity and tradition, practicality and elegance, turning it into a striking landmark amid the city’s dynamic development.
